Easy to read and comprehensive Inspection report

After completing your home inspection, O’Brien Home Inspections will prepare a detailed and comprehensive inspection report. The report’s purpose is not to pass or fail a house but to educate you on its condition.  

The important information of the key findings in the report will help you make an informed decision when buying a home. Therefore, sharing this information with your London real estate agent is a good idea.

The report will be your guide for as long as you own your home. It describes the house components and their condition and provides insight into what improvements will be necessary and when. 

The Major Home Systems

The home inspection report lists a section for each of the home’s major systems. It is colour coded for easy reference and navigation. It describes each of the major systems of the house, including:

• Roof
• Exterior
• Structure
• Electrical
• Heating
• Cooling
• Insulation and ventilation
• Plumbing
• Interior

The report addresses the condition of each of these systems. In addition, any recommended repairs, replacements or improvements are clearly documented. Components near end-of-life, not working, or safety hazards are identified.

Once you’ve moved into your home, you’ll likely find that more detail is required. That’s when the body of the report becomes most useful.

Illustration and Photos

The report uses the aid of illustration to help with the visualization of component details. In addition, photos taken during the home inspection are included with custom comments. These will identify the defects and location.

The report will provide you with several home safety and maintenance tips. It addresses everything from smoke and carbon monoxide detectors to overhead garage door openers.
